For environmental concern, if excessive usage of electricity has been recorded there will be a $1.5/KW be charged. Hong Kong Electric announced a per capita consumption for domestic customer is 170 KW/month. Excessive usage is equal to > 300 KW/month in our company policy

Early Termination

In case tenant wants to move out during fix contract period without any valid reason with written proof e.g. work relocation, we take 2 months deposit penalty AND forfeit upfront rent.

In case tenant wants to move out during fix contract period with valid reason with written proof e.g. work relocation, we take 1 month deposit penalty AND forfeit upfront rent.

Tenant finds replacement him/herself, we charge $1,200 for admin fee (document preparation, handover errands, extra cleaning) AND actual loss on no. of days of rent.

If we found replacement for tenant, we charge half month penalty AND actual loss on no. of days of rent.

Tenant wants to switch room; e.g. from a small room to a larger room we charge $600 (document preparation, errands, cleaning).
